M. F. Reynolds’ experienced project managers can analyze initial schematic plans in order to generate a realistic cost estimate even when complete information is not yet available. We draw on a database of costs which is the result of our many completed projects, and actively engage trade subcontractors to provide detailed proposals.
M. F. Reynolds believes that once the builder is chosen, the construction process needs to move deliberately and expeditiously. The requisite number of men is assigned, subcontractors are engaged, and the site is quickly mobilized. Depending on the construction project size, a foreman or supervisor will be assigned to direct the on-site activities. We work closely with owners, architects, engineers and interior designers to advance decisions so the construction process does not slow down and the project timeline is respected.
Project accounting is done on an open book basis. M. F. Reynolds typically works on a cost-plus-a-fee basis furnishing all backup to owners for their review. Incurred costs are tracked against a control budget so owners know how actual costs compare to budget. Our cost transparency allows owners to make informed, timely decisions whether to alter the scope of the project during the construction phase.
